Spring is here, and if you’ve been wondering whether now is the right time to buy or sell on the Eastside, you are definitely not alone. From Redmond to Sammamish, Kirkland to Bellevue, this conversation is happening every day. Here is a quick, clear snapshot of what’s happening right now, and what it might mean for you.

This spring, the market is more balanced than the frenzy we saw in previous years, but it is still competitive in all the right places.

Here’s what we’re seeing:

  • Inventory is slowly increasing (more options than last year)
  • Buyer demand is still strong, especially for prepared, priced and presented well homes
  • Interest rates have stabilized, but remain higher than past lows
  • Well-priced homes are still selling quickly (and sometimes with multiple offers)

In short: it’s not chaotic… but it’s definitely active.

Are you thinking of selling?

This is still a strong window, but strategy matters more than ever.

Today’s buyers are more selective. They are comparing homes, noticing pricing, and expecting value.

The homes that are winning right now are:

  • Priced correctly from the start
  • Clean, prepped, and show beautifully
  • Marketed with strong photos, video, and exposure

My advice: The goal is not to “test the market” but to position your home as the best option available the moment it goes live.

Are you thinking about buying?

There’s real opportunity here, but only for prepared buyers.

Right now you’ll find:

  • More inventory = more choices
  • Slightly less competition than peak frenzy
  • More room for negotiation in certain situations

But:

  • The best homes still move quickly
  • You need to be pre-approved and ready to act
  • Strategy matters (timing, terms, structure)

My advice: This isn’t a “wait and see” market, it is a “be smart and ready” market.

So… who has the advantage?

Honestly? Both sides if they play it right.

  • Sellers win with pricing + presentation
  • Buyers win with preparation + decisiveness

This is what I call a strategic market.

Across the Eastside, we’re still seeing strong demand driven by tech, relocation buyers, and lifestyle moves.

But we’re also seeing a clear shift:

  • Homes that are dialed in are selling quickly
  • Homes that miss the mark are sitting longer
  • Buyers are negotiating more than they were a year or two ago
