When I first meet with buyers, I listen to their wants and needs as well as what their dream house looks like. I explain that finding the right home is a process and I am devoted to taking all the time they need to make the best decision Educating my clients on the home buying process is especially important ensuring they feel well informed throughout all the stages of the transaction.
The first step in the home buying process is to be pre-approved by a mortgage broker. This will help you determine the price range, down payment amount, etc. to get started in your search. When making an offer, the seller’s agent will require a pe-approval letter from your lender to determine the strength of your offer. If you are planning to pay cash, we will need to provide proof of funds with the offer.
Once you have been pre-approved by a mortgage broker, we can start your search. In a “buyer’s market,” you will have many homes to choose from and can often negotiate the price and terms. In a “seller’s market,” inventory is low which results in multiple offer situations typically driving up the price. As your Realtor I will advise you how to best navigate through either of these market conditions. There are different strategies that I will recommend depending on the situation, to help you achieve the “winning” offer.
Whether you have purchased many homes or are a first-time home buyer, it is a very emotional process. I tell all of my clients from the very beginning, “I won’t allow you to make a quick decision in a situation where you feel pressured for any reason.” Down the road I want you to feel extremely happy with your home and the decisions you made.
